Minor Hotels is bringing Avani Hotels & Resorts to Sabah for the first time with the planned opening of Avani Kota Kinabalu in Q1 2027.

The 352-key premium lifestyle hotel will form part of The Logg Luyang, an integrated development by KTI Landmark, expanding Minor Hotels’ footprint in Malaysia while introducing its Avani brand to one of East Malaysia’s key tourism and commercial hubs.

Located around 10 minutes from Kota Kinabalu International Airport, the hotel is positioned to serve both business and leisure travellers, with the Luyang neighbourhood providing access to the city’s commercial districts, residential areas and attractions.

The project reflects Minor Hotels’ broader expansion across Asia, targeting destinations where domestic, regional and international travel demand continues to grow. In Malaysia, Avani Kota Kinabalu will join the group’s existing Anantara Desaru Coast Resort & Villas in Johor.

A New Lifestyle Hub For Kota Kinabalu

Developed by KTI Landmark, The Logg Luyang will combine hospitality, commercial and lifestyle components, with Avani Kota Kinabalu serving as its hospitality anchor.

The hotel will feature 352 rooms designed for business trips, short stays and longer visits. Architecture is by Shah Architect, with landscape design by SD2 and interiors by INdulge.

“Kota Kinabalu is evolving rapidly as a regional business and tourism hub, creating strong demand for a hotel that can move easily between corporate, leisure and social use,” says Winston Gong, general manager of Avani Kota Kinabalu.

“Our focus will be on delivering an efficient, locally relevant guest experience while building a property with genuine appeal to the city’s residents.”

That local focus will extend across the hotel’s dining and social spaces, with five venues planned for both guests and the wider community.

From Sabahan Flavours To Rooftop Nights

The all-day dining restaurant will combine Sabahan, Malaysian, Korean and international cuisine, while a contemporary Chinese restaurant will explore Sabah Hakka heritage and regional flavours.

The Lobby Lounge will move from daytime meetings and afternoon tea into an evening setting for cocktails and whiskies, while The Pantry will focus on freshly made bakery items, desserts and premium coffee.

At the top of the hotel, SEEN Restaurant & Bar will bring Avani’s established rooftop concept to Sabah, combining globally inspired cuisine, cocktails, music and destination-led experiences.

Beyond food and drink, the property will offer meeting and banquet facilities, an infinity pool and AvaniFit gym. Guests will also have easy access to nearby Tun Fuad Stephens Park for outdoor recreation.

With accommodation, dining, wellness and social spaces brought together under one roof, Avani Kota Kinabalu is positioned as more than a new hotel for visitors to Sabah. It is intended to become part of the city’s evolving lifestyle landscape — and a new base for experiencing Kota Kinabalu and the wider attractions of Borneo.
