Aldar has unveiled Yas Point, a new AED6 billion waterfront destination that will reshape the northern shoreline of Yas Island while adding a new residential and lifestyle precinct to one of Abu Dhabi’s most established leisure destinations.
Spanning approximately 600,000 square metres, the master-planned development will combine residential, hospitality, education and retail offerings in a walkable beachfront community designed to accommodate around 5,000 residents. Once completed, Yas Point will comprise 1,600 homes, a five-star resort hotel, branded residences, an international school, and a mix of dining, shopping and leisure experiences.
Destination Appeal

Positioned close to Yas Island’s major attractions, the development extends the island’s appeal beyond entertainment by creating a year-round destination where residents and visitors can live, relax and gather along the waterfront.
At the heart of the masterplan is a park-to-sea corridor linking Lea Park to the coastline through landscaped gardens, shaded public spaces and wellness-focused green areas that culminate at the island’s first northern beach. A 700-metre waterfront promenade will anchor the destination, lined with restaurants, cafés and retail outlets overlooking the Arabian Gulf.
The shoreline has also been designed to accommodate a mix of experiences, from kayaking and windsurfing to quieter stretches of beach for relaxation. Water taxis will further connect the precinct with the wider island, reinforcing Yas Point’s focus on accessibility and outdoor living.
Intergrated Development

The development will integrate with surrounding communities, including Yas Acres and Yas Riva, while offering convenient access to established attractions such as SeaWorld Abu Dhabi, Warner Bros. World Abu Dhabi, Yas Mall and Yas Marina Circuit, as well as the forthcoming Disney Abu Dhabi resort and Sphere Abu Dhabi.
A new international school with capacity for approximately 3,600 students will further strengthen Yas Point’s appeal as a long-term residential community, with Aldar planning additional hospitality and lifestyle offerings as the destination continues to evolve.
